Publication of Pricing Supplement

The Issuer is pleased to announce today the publication of the pricing supplement dated 19 September 2025 (the "Pricing Supplement") in relation to the issue of £50,000,000 4.815 per cent. guaranteed secured bonds due 2036/2038 (the "Bonds") (to be consolidated and form a single series with the existing £200,000,000 4.815 per cent. guaranteed secured bonds due 2036/2038 issued by the Issuer on 6 December 2024) under the guaranteed secured bond programme (the "Programme") established by the Issuer for the issue of bonds unconditionally and irrevocably guaranteed by the Secretary of State for Housing, Communities and Local Government (to which the functions of the Secretary of State for Levelling Up, Housing and Communities were transferred pursuant to The Transfer of Functions (Secretary of State for Housing, Communities and Local Government) Order 2024, those functions having previously been transferred from the Secretary of State for Housing, Communities and Local Government pursuant to The Transfer of Functions (Secretary of State for Levelling Up, Housing and Communities) Order 2021). Application has been made to the Financial Conduct Authority for the Bonds to be listed on the Official List, and to the London Stock Exchange for the Bonds to be admitted to trading.
